Some properties are built from the ground up. Others get a second chance.

At 1425 Foreman Road in Ragley, an overgrown property with a hurricane-damaged home has been cleared and brought back into residential use with a new 2026 Clayton Aspen manufactured home.

The result is a three-bedroom home with room to spread out, privacy outside a conventional subdivision, and nearly two acres of land.

For Tracy S. Hanks and her husband, the project was also their first step into real estate investing.

Giving an old property a second chance

Hanks said she and her husband entered real estate investing with a straightforward goal: create housing for people who want a place of their own without giving up the space that comes with living outside a conventional subdivision.

When they found the Foreman Road property, it needed substantial work.

The land was overgrown, and the existing home had suffered hurricane damage. They took on the property, cleared the land, removed the damaged structure, and prepared the site for a new home.

“We have nurtured it and given it a second chance while relieving the previous owner of a problem,” Hanks said.

The transformation is clear in the photographs.

The first image, taken after the property was initially bushhogged, shows the hurricane-damaged structure still standing on the acreage. Current photographs show the property cleared and the new Clayton home in place.

A new home without the subdivision setting

The home is a 2026 Clayton Aspen with three bedrooms, two bathrooms, and an additional flex room.

Inside, the main living space uses an open layout connecting the living room, dining area, and kitchen. A large island anchors the kitchen, and new kitchen appliances are included according to the listing.

The primary bedroom has its own bathroom, while two additional bedrooms share a second full bathroom. The flex room provides additional space for an office, playroom, hobby room, or another use depending on the buyer.

The land is a major part of the property.

The listing describes approximately two acres, giving buyers space around the home rather than a conventional subdivision lot. It could appeal to someone who wants newer construction while still looking for a more rural setting, additional privacy, and usable outdoor space.

The property is listed as Manufactured On Land and is served by public water and an aerobic septic system.

The idea behind the project

Hanks said she and her husband are new real estate investors, and the Foreman Road project reflects the type of housing they hope to create.

Their goal is to take distressed or underused properties and turn them into housing with some land attached, particularly for people looking for an alternative to conventional subdivision development.

In this case, they started with an overgrown parcel containing a hurricane-damaged structure and returned it to residential use with a new home.

That also gives the property a story that would be easy to miss by looking only at the current listing photos. The land did not begin as a cleared homesite waiting for new construction. It was an existing residential property that had fallen into poor condition after the hurricanes and was put back into use.

For buyers looking around Ragley and South Beauregard for a home with some acreage, 1425 Foreman Road offers a combination that is not always easy to find: a new home, nearly two acres, and a setting outside the typical subdivision environment.

Seller offering up to $5,000 toward buyer costs

According to the listing, the seller is offering up to $5,000 that may be applied toward closing costs or a permanent interest-rate buydown.

The actual benefit will depend on the buyer's financing, contract terms, and lender requirements. Buyers interested in the incentive should ask their lender to compare how applying it toward closing costs versus a permanent rate buydown would affect their cash needed at closing and monthly payment.

One of the sellers is also a licensed real estate agent, according to the listing. Buyers should review the applicable seller disclosures as part of their due diligence.
